You will not want to spend a huge amount of money to move out so don't! Here are a few simple tips that might help your house sell more quickly - maybe even for a higher price too!

Imagine you are looking for your dream home….wouldn't you want to view properties that were clean, un-cluttered and cared for? Of course you would and the same can be said for your buyers. So why not help them imagine their lifestyle and belongings in your home. 
 
Your appointed estate agent will want to show your property off at its best but even the most proficient photographers need a helping hand. Follow these simple guidelines - they will help achieve a sale:-
 
Curb Appeal - Look at your house and ask yourself "does the front of this house entice me in?"

If the answer is "no - not really" then you might need to do some work.

• Re-paint or clean your front door
• Replace or polish tarnished house numbers
• Mow the lawn and tidy the garden
• Move bins so they can't be seen
• De-weed the driveway
• Make sure the doorbell works 

If the property comes with parking make sure it is available for viewings.
If your property looks cared for outside it is more likely to entice potential buyers inside for a viewing. Small improvements can make a huge difference and don't need to cost a fortune.

S - Spring Clean
Kitchens and bathrooms are very important to a buyer. A positive response can sometimes depend on how these two areas and the rest of the property is presented.
 
O - Out of Sight
Although you may want to see who your viewers are, when it comes to viewings leave it to your estate agent, after all you are paying them to work for you, and undertaking viewings is part of that role. Buyers may sometimes feel uncomfortable with owners in the background and may feel under pressure which often results in a much shorter viewing - not what you want. Your agent will need to get an honest reaction from any potential buyers and this will not be forthcoming if you are present.
 
L - Light
Light gives the effect of space and space sells. If your property doesn't get much natural light there are plenty of things you can do.

• Clean your windows - it will make rooms look so much lighter.
• Open heavy curtains as far as possible or replace with a lighter option.
• Make sure you have adequate lighting in every room and check all your bulbs work.
• Neutral colours sell. It's a fact. Try to convey an image of quality and neutrality. Potential buyers want to imagine themselves as the owners. If you use styles or colours they would never select, you've just turned them off. Stay high-quality, but neutral is safest.

D - Clutter
All the property programmes you see on the television have one thing in common "De-Clutter De-Clutter De-Clutter" - the more open you can make a space feel the bigger it will appear.

Buying a home is an emotional decision, and you want potential buyers to make an emotional connection with your home by being able to "see" themselves in it.
